Maintenance
Maintenance is the process of keeping something in a proper and good condition by regular checking on property, machinery, equipment, park, facility, building and do repairs to avoid breakdown.
The process of preserving a condition or situation or the state of being preserved.[1]
Types of Maintenance In Pustaka Negeri Sarawak
There are two (2) types of maintenance.
1. Seheduled Maintenance of Building Facilities, Park and Equipment
2. Corrective Maintenance of Building Facilities, Park and Equipment
1. Scheduled Maintenance of Building Facilities, Park and Equipment
1.1 Scheduled maintenance
A planned preventive routine maintenance to prevent unnecessary damage to the property, machinery, equipment, park, facility and building, to optimise performance, to avoid breakdowns and down-time and to ensure continued compliance with statutory and organization requirements.
1.2 Pelan Penyelenggaraan
The schedule is to be prepared in December or before the coming year.
The technician shall identify the maintenance work and engage a relevant contractor to perform the maintenance work.
1.3 Implementation of Scheduled Maintenance – In-House
The Assistant Engineer (JA29) shall do the maintenance work according to Pelan Penyelenggaraan.
- If the JA29 is unable to complete the task due to the complexity of maintenance work, refer process 3.0.
- Supervisor shall verify and endorse the maintenance work by the JA29 via the appropriate forms upon completion.
2. Corrective Maintenance of Building Facilities, Park and Equipment
Corrective maintenance is work carried out to restore property, machinery, equipment, park, facility and building to a satisfactory condition and proper working order after failure/problem has occurred. It may refer to maintenance due to a breakdown. The technician shall carried out the Inspection to determine the cause of the problem after receiving the complaint within two (2) working days.
The technician shall then rectify the problem and complete the Borang Aduan Kerosakan/Kebersihan within three (3) working days. Should the failure/problem cannot be rectified or solved the technician shall engage relevant contractor to rectify the problem.
